I've been building outdoor spaces in LA since before the 2008 recession. I've seen boom times, crashes, and everything in between. Here's my honest take on why 2026 is a smart time to build.

Material Prices Have Stabilized

2021-2023 was brutal. Lumber tripled. Concrete skyrocketed. Steel was impossible to find. But prices have stabilized. We're not back to 2019 prices—and probably never will be—but the crazy volatility is over.

More importantly, supply chains work again. We can quote a project knowing our materials will arrive on schedule.

Contractor Availability

During the pandemic, everyone wanted outdoor space at the same time. Good contractors were booked 6-12 months out. Now? Lead times are reasonable again—typically 4-8 weeks to start.

This means better scheduling, less waiting, and contractors who aren't rushing through jobs to get to the next one.

Interest Rates Reality

Yes, rates are higher than 2020-2021. But here's the thing: those rates were historically abnormal. Current rates are actually close to historical averages. If you're waiting for 3% again, you might wait forever.

Meanwhile, your home equity is sitting there, and your backyard isn't improving on its own.

LA Real Estate Context

Home prices in LA have held remarkably well. A well-designed outdoor space adds genuine value—both in resale price and in daily quality of life. That's an investment that pays dividends whether you sell or stay.
