When does a pool need to be remodeled?

Plaster typically needs replacing every 8–12 years; tell-tale signs are rough or chalky plaster underfoot, persistent staining, falling waterline tile, cracked coping and equipment that runs constantly.

A structural rebuild is genuinely rare. Unless the shell itself has moved — real structural cracking, not surface crazing — almost every 1980s and 1990s LA pool can be brought to current standards with a remodel at a fraction of a new build.

What does a pool remodel include?

Draining and prep, chipping the old finish, new waterline tile, new coping, new interior finish, optional deck resurfacing and equipment upgrades, then refill, start-up and chemical balancing.

Finish upgrades on a remodel are priced by the linear foot of the pool perimeter, which is why a small pool with a premium pebble finish can cost less than a large pool with plaster. Can you add a spa or features to an existing pool?

Yes. Adding an attached or raised spa, a baja shelf, fire bowls, deck jets or a water wall to an existing pool is a common part of a remodel scope.

Raised spas and water walls both tie into the existing shell structurally and hydraulically, so they are engineered as part of the remodel rather than bolted on. Our Westlake Village project added a black pebble water wall and raised spa to an existing pool.
