Most backyard remodels that go over budget don't fail because the contractor cheated or the prices were wrong. They fail because the homeowner made predictable budgeting mistakes at the planning stage. Here are the five I see most — and exactly how to avoid them.

Mistake #1: Budgeting for Construction Only

The construction bid is not your total cost. You also need to budget for:

  • Engineering: $3,000-$10,000 (structural, soils, survey)
  • Permits: $1,000-$5,000
  • Design fees: $2,000-$5,000 (if using a landscape architect)
  • Furniture and decor: $3,000-$15,000
  • Pool equipment upgrades: $2,000-$5,000 (automation, heater, cleaner)
  • Landscaping (often a separate contract): $5,000-$20,000

  • Permits and engineering (saving $5-10K on the bid)
  • Equipment (you're expected to buy your own pool heater, filter, etc.)
  • Landscape restoration (they dig up your yard and leave it)
  • Final grading and cleanup
  • Warranty (or a warranty with so many exclusions it's meaningless)

Always compare bids on identical scope. Create a scope document and have every contractor bid against it.

Mistake #4: Upgrading Materials Mid-Project

"Can we switch from concrete pavers to travertine?" During construction, this question costs 2-3x what it would have cost to spec travertine from the beginning. Why? Because the base prep might be different, the material needs to be ordered (causing delays), and the labor rate for natural stone is higher.

Make all material decisions during the design phase. Visit showrooms, touch samples, and finalize before breaking ground. Changes during construction are the #1 cause of budget overruns.

Mistake #5: Not Budgeting for Ongoing Costs

Your backyard has operating costs. Budget for them before you build:

  • Pool maintenance: $150-$300/month for weekly service
  • Pool electricity (pump, heater): $50-$200/month
  • Landscape maintenance: $100-$300/month
  • Lighting electricity: $10-$30/month
