How to choose a pool builder in Los Angeles

License validity, scope clarity, crew continuity, local project evidence and warranty terms — in that order.

• Active CSLB license you can look up yourself at cslb.ca.gov
• A written scope detailing decking, electrical, gas and finish allowances
• Crews the builder actually controls, not rotating day labor
• Recent projects in your city or a comparable lot condition
• A warranty with a stated duration and what it covers

Red flags worth walking away from

Large up-front deposits, verbal allowances and bids that are dramatically low are the three most reliable warning signs.

• A deposit far above what California law permits for home improvement contracts
• "We'll figure out the decking later"
• No engineering discussion on a hillside lot
• Pressure to sign the same day for a discount
• No named project manager

Questions to ask every builder

Ask the questions whose answers are hard to fake.

• Who is on site daily, and who do I call when they aren't?
• What exactly is excluded from this price?
• What happens if soils or access change the scope?
• How many pools are you running at once right now?
• What does the payment schedule tie to?
